As a seller's agent, we would be representing you, the seller, in a real estate transaction. Full written disclosure will be provided as soon as practicable following contact with a prospective buyer. This disclosure will advise the buyer that Century 21 Capital Brokers is acting as the agent of the seller. In the rare case of Dual Agency, where we are representing both the buyer and seller, full disclosure will be made to both the seller and buyer and written consent of both parties will be obtained. Mid America Land & Realty will only act as a dual agent when it is determined to be in the best interests of the seller. Upon listing properties with Century 21 Capital Brokers, we will provide the client with a signed and dated listing agreement as well as any other disclosure information required by law. If your property is exclusively listed with us, we will cooperate and share the listing fee with other brokers possessing qualified buyers. We feel this cooperation is imperative in facilitating the sale of your property and representing you, the seller's, best interest. If you have income property and are interested in a 1031 exchange, we can also work with you in locating other properties and/or facilitating the exchange. We can also assist you with the farm and ranch management of those properties if needed.
